Buyer may receive a rebate equal to up to fifty percent (50%) of the buyer-agent commission actually received by Discover Real Estate in the transaction, subject to Minnesota law, brokerage policy/approval, and lender/closing requirements.

Eligibility:

The rebate is available only when:

• Discover Real Estate represents the buyer in the transaction, and

• A buyer-agent commission is paid to our brokerage at closing.

No rebate is provided if the transaction does not close, if the buyer cancels, or if the buyer is represented by another agent/brokerage.

How the rebate is delivered:

When permitted, the rebate will be applied as a credit at closing (typically shown on the Closing Disclosure). No cash outside of closing will be provided. The rebate is subject to lender and closing agent restrictions and may be reduced to the maximum amount permitted by the lender/closing process.

Limitations:

The rebate amount:

• may be limited by lender rules and cannot exceed what is allowed toward the buyer’s closing costs and prepaid items, and

• may be reduced if the buyer-agent commission actually received by our brokerage is insufficient to fund the rebate.

Agreement required:

Participation in the 50/50 program requires signing a 50/50 Program Agreement prior to showings/representation.
